After many years in this business I learned early on that having a power washer will not help you. Your best bet is to have a good awning cleaner and any extension pole same as what I use for window cleaning attached with a brush and then I hose off the solution after a good scrub. Back in the day I thought a power washer would work great but ruined parts of this awning and it was tearing the fabric apart because it is a overkill.

Don't make the same mistakes I did ;)

I know exactly what your talking about. Sometimes I go low as I can with my pressure washer and do more a soft wash along with the solution.

Do you use a ladder to scrub from and rinse off, or all from the ground ?

I use a ladder to apply chemical with a chemical wand pump thing, and then scrub with 10" applicator attached to a telescopic pole. I let it sit a few minutes, than rinse off with a pressure washer with a 40 degree tip,or just regular water with a good sprayer.
