    We bought an old 70s house and we are debating whether to gut it completely or knock it down. The structure is fine, but the layout is terrible (dark rooms, long hallways). Who should I talk to first? A builder or an architect?

    Definitely talk to an architect first. A builder will just give you a quote for what you ask, but an architect will tell you what is actually possible. Look at the services on https://en.architector.tech , specifically regarding architectural planning. They can analyze the current structure and propose a new layout that might save you from tearing the whole thing down.
